BOOKING POLICY
-50% of Rental Fee is due at time of booking in order to confirm and hold your reservation.
-Remaining 50% Balance of rental fee, security deposit and cleaning fee is required and due no later than 60 days prior to your arrival date to hold your reservation.

60 days prior to arrival date: 100% will be refunded
30-60 days prior to arrival date: 50% will be refunded
30 days or less to arrival date: No Refund will be given
All guests and visitors are requested to adhere to the following rules:
Exercise caution when carrying luggage or personal belongings to prevent damage to floors, walls, and furniture. Maintain the property and all furnishings in good order. Do not move furniture from one room to another within the apartment.
All items within and on the property are inventoried and must not be removed. Kindly refrain from bringing any additional decor, holiday decorations, or furniture into the home or onto the porches or any other areas of the property.
Outdoor porch and stair landing lights operate via a timer switch located inside the appropriate units. They activate at dusk and deactivate at dawn. Please do not adjust the dimmers or turn off the timer switches located on each level inside the apartment.
Pets or animals are not permitted on the premises.
Smoking or vaping is prohibited inside the property and on any of the porches. Please refrain from eating food on the beds.
All overnight guests must be registered with the Landlord. The maximum occupancy of the unit is listed on the rental agreement/Airbnb and shall be strictly enforced.
Large gatherings, parties, or celebrations are not permitted. In no event shall the occupancy (guests) in the unit exceed the limit of 2 persons per bedroom.
Children under the age of 12 must be supervised by an adult at all times.
Beach chairs, umbrellas, toys, equipment, bicycles, are not permitted inside the property. These items should be stored outside the house in the enclosure area on the west side of the building.
Do not place clothing, swimwear, or towels over the porch railings. Clothes drying racks are provided in each unit.
Respect quiet hours between 10:00 PM to 8:00 AM. Please be considerate of other guests and neighbors. No visitors or deliveries shall arrive at the property during quiet hours.
The following are not permitted at the property: Animals, uncontrolled drugs, flammable substances, fireworks, firearms, candles, lanterns, torches, and any dangerous substances.
Adhere to the garbage policy of Neptune Township. Please review the garbage and recycling guide provided. Blue recycling containers and brown garbage containers are located in the enclosure on the west side of the building.
We are not responsible for any packages delivered before, during, or after your stay. As a courtesy to all guests, please minimize deliveries.
Recognize that this is a short-term rental; thus, no US Postal Mail is delivered to this address. Utilize a P.O. Box for longer stays. Ocean Grove Post Office is located approximately three blocks away.
Check-out time is 11:00 AM. On behalf of the arriving guests and our cleaning crew, please be mindful of this time. Refer to the check-out policy.

My little family of 3 really enjoyed staying at Mark’s superbly renovated Victorian. The balcony overlooking the park was our favorite place to spend time when we weren’t at the beach. When we were at the apartment we spent most of our time out there dining, reading, playing games and people watching. The apartment was comfortable, well appointed and had everything we needed. The fresh flowers, bottle of wine and bag of cookies were a nice welcome from our host.

Our stay was absolutely lovely. Mark and Richard were extremely kind and very responsive. My family and I enjoyed a luxurious experience on the Jersey Shore in beautiful Ocean Grove. The home was elegantly decorated and in pristine condition. The house was fully stocked with everything we needed. My family and I loved sitting on the decks across from the park.
The home is located in an ideal and very peaceful location. We were in walking distance of the beach, as well as the great restaurants and live music scene in Asbury Park.

Loved everything about my stay! Super clean, beautiful, and everything was brand new. Communication with Mark was great and he made sure I was comfortable and had everything I needed throughout my stay. Kitchen is fully stocked, bathrooms are spotless and linens/towels were fantastic. Will definitely return.
